How we measure its accuracy: The required threshold is calculated from your own figures, so its accuracy is that of the calculation. We do not know any shop’s sales; the verdict describes where the threshold sits in the market around you, not a forecast of your sales.

How we measure its accuracy: A description of what happened in the past, with a high and low range, not a forecast. We measure how often the following year fell inside the range in earlier years, and publish the result.

How we measure its accuracy: Every price matches the published average. Prices are national averages, not the price in your city or shop.

- Land greenness index from NASA satellites (MODIS and VIIRS via NASA GIBS), updated nightly, and landmark names (desert maps and GeoNames)
How we measure its accuracy: A classification from our own calculation, not an official figure: the analysis cell is about 500 metres, the image is the best reading of the last 8 days, and farms are excluded automatically, though some may slip through. Greenness seen from space does not guarantee the state of a place or that entry is allowed.

How we measure its accuracy: Every figure as the source published it, or its change on the same period a year earlier calculated from it, recalculated automatically with every update; any mismatch stops publication. The period is written next to every figure.

How we measure its accuracy: Every date has its source; anything not officially announced is marked “approximate”. The effect describes what happened last time, not a forecast.
What we do not answer
- Is the rent being asked reasonable?We have no rent data; its official source is not available to us today. Valuing a specific property is a licensed activity we do not carry out. So we do not build this tool.
- Can this city support a new shopping centre?It needs existing retail space, rents and occupancy rates, and we have none of them.
- What should I buy or sell, and where should I put my money?We do not tell anyone what to buy or sell, and give no financial or investment advice. We show official figures and their calculations; the decision is yours.
